Role Overview

As the Operations Manager of the Industrial East Portfolio, you will oversee daily building operations and technical service delivery across a large network of industrial properties and business parks in the GTA. This position plays a key role in executing capital projects, advancing sustainability goals including Net Zero targets, and ensuring safe, compliant, and efficient building operations.

You are a hands-on, service-oriented leader who thrives in a fast-paced environment, with a strong focus on collaboration, technical excellence, and customer experience. Your ability to manage people, budgets, and complex building systems makes you a trusted contributor to both short-term performance and long-term asset value.

Some travel is required within the region to conduct site inspections, contractor oversight, and meetings.

Key Responsibilities

• Oversee all day-to-day building operations, maintenance, and life safety systems across the Industrial East Portfolio.

• Implement and manage preventative maintenance programs and ensure compliance with QuadReal’s policies and applicable codes and regulations.

• Identify and execute initiatives aligned with QuadReal’s Net Zero and ESG goals, including energy reduction strategies, building automation optimization, and capital upgrades.

• Monitor utility consumption and implement energy efficiency improvements in collaboration with the Sustainability and Environmental teams.

• Support the implementation of QuadReal’s Preventive Maintenance (PM) framework, lifecycle costing, and capital asset planning.

• Oversee environmental reporting, risk mitigation measures, and ensure regulatory compliance.

• Lead, coach, and mentor a team of Building Operators, fostering continuous learning and strong performance.

• Promote a culture of safety, integrity, and service excellence.

• Manage third-party service providers and contractors to ensure compliance with contracts and performance expectations.

• Coordinate tenant fit-outs and leasehold improvements in collaboration with Leasing and Property Management Team.

• Assist in preparing and executing annual operating and capital budgets.

• Track and report on variances, and support capital project delivery from scope development through close-out.

• Conduct property inspections, manage technical audits, and support procurement of major building upgrades.

• Act as a key point of contact for tenant operations-related issues and ensure timely resolution.

• Collaborate cross-functionally with Leasing, Property Management, HR, Health & Safety, IT, and Finance to support business continuity and operational excellence.

• Promote and support the highest levels of customer satisfaction through consistent and proactive communication.

Qualifications & Competencies

• **Education & Designation**: Post-secondary education in Building Systems, Engineering Technology, Trades or related field (C.E.T., C.Tech., A.Sc.T. preferred). 3rd or 4th Class Power Engineer or equivalent designation is an asset. Industry certifications such as BOMI SMT/SMA or BOMA BESt are considered assets.
• **Experience**: Minimum 5–7 years of progressive experience in facilities management, ideally in industrial or mixed-use portfolios. Demonstrated experience managing capital and maintenance budgets and delivering infrastructure projects. Proficient in building operations including HVAC, electrical, plumbing, BAS, and building envelope systems.
• **Technical & Systems Skills**: Proficient in Microsoft Office, Yardi, and Building Automation Systems (e.g., Honeywell, Siemens). Strong understanding of preventative maintenance software platforms and asset lifecycle planning.
• **Leadership & Soft Skills**: Strong leadership presence with the ability to mentor, coach, and build team engagement. Excellent written and verbal communication skills. Exceptional organizational, time management, and problem-solving abilities. Self-motivated with a results-driven mindset and ability to prioritize competing demands.
• **Other**: Valid G-class driver's license and access to a vehicle for site travel is required. Ability to respond to after-hours emergencies if needed.
