We are committed to providing our Co-ops/Interns with a student experience that provides a supportive and engaging learning environment while developing skills and business acumen. Students will have the opportunity to participate in a variety of experiences including our Corporate Speaker Series, Fireside Chats, Volunteer opportunities and Networking events.

Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal.  If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.

Based in Edmonton the Co-op/Intern, Property Operator, will report to the Property Manager and be responsible for compiling and reporting on all property related revenue and liaising with site operations to support a portfolio of Industrial properties.

What You'll Experience:

  • Invoices to be processed within 3 days of receipt; PO's to be created within 2 days of initial request, or sooner if required. Process all Tenant Charges and manage rentable items.

  • Ensure A/R is collected in a timely fashion, following QR policy for late payments, and do not exceed 2.5% of gross income at each month end. Regularly analyze monthly aged receivables report.

  • Enter and deposit cheques within 1 business day of receipt, process and reconcile EFT and PAP on a daily basis.

  • Provide administrative support to team as required such as drafting and issuing tenant memorandums.

  • Visa accounts to be coded within monthly deadlines.

  • File and maintain current electronic filing system appropriately and timely (and hard copies, if applicable), including Tenant Contact Information, archiving past tenancies.

  • Review internal receivables report with managers and site staff

  • Tenant Insurance compliance is at +90% at the end of each quarter.

  • Reading and understanding leases to ensure accurate information is received and maintained.

  • Other related duties as required.

What You’ll Bring:

  • Currently enrolled in a post-secondary institutional program such as Business, Real Estate, Urban Development, Property Management and/or other relevant programs.

  • Intermediate to advanced skills in Microsoft Office software and proficiency with Yardi.

  • Team-oriented individual with the ability to develop and sustain cooperative working relationships.

  • Excellent oral and written communication skills.

  • Attention to detail, high degree of accuracy and strong adherence to established deadlines.

  • Organized and efficient with strong multi-task skills and the ability to work under pressure with changing priorities.

  • Ability to analyze and interpret Company policies and procedures as well as relevant Acts and Legislation.
