Our client, an innovative real estate management firm seeking a Financial Analyst to join their team. This is an exciting opportunity for a motivated, analytical professional to contribute to the growth and success of a long-standing company.

This is a full-time, permanent position based in Ottawa. The role involves developing detailed financial projections for real estate assets, including forecasting cash flows and conducting performance analyses throughout a property’s lifecycle.

Primary Responsibilities

  • Conduct assessments of potential investment prospects, including financial modeling and projecting cash flows.
  • Track and evaluate investment performance over time; compile investment summaries and produce yearly budget documents for different ownership entities.
  • Support acquisition-related due diligence by examining lease agreements, operating forecasts, and external service contracts to pinpoint any risks or irregularities.
  • Work alongside the Property Management division to facilitate the integration of newly acquired properties.
  • Collaborate with the Accounting, Leasing, and Property Management departments to generate custom reports and presentations as needed.
  • Contribute to the ongoing analysis and performance evaluation of the current property portfolio.

Specific Tasks

  • Underwrite and evaluate real estate investments using Excel and Argus Enterprise, including financial modeling, cash flow forecasting, and sensitivity analysis.
  • Conduct comprehensive due diligence, reviewing zoning, consultant reports, financing, lease terms, and third-party agreements.
  • Analyze market data to support financial assumptions and participate in structuring deals and preparing investment presentations.
  • Support acquisition closings and monitor investment performance across both individual properties and the broader portfolio.
  • Prepare annual budgets and contribute to investor communications, including reports and capital call documentation.
  • Assist in asset dispositions and provide ad hoc financial analysis and strategic support for owned properties.

Skills and Qualifications

  • Post-secondary education with a qualification in finance or commerce.
  • 2 – 5 years of experience in commercial real estate is an asset.
  • Appraisal / Mortgage underwriting is an asset.
  • Proficiency with Microsoft Office 365 and advanced proficiency with Excel.
  • Proficiency with Argus Enterprise is an asset.
  • Proficiency with Yardi or other commercial real estate ERP is an asset.
  • Meticulous attention to detail with critical thinking skills.
  • Strong organizational skills and the ability to work cross-functionally and with multiple levels of stakeholders.
