Sterling Organization is seeking a Private Equity – Real Estate Investments Summer Intern for its corporate headquarters located in West Palm Beach, FL. During the approximately 10-week program, Summer Interns experience the culture and atmosphere of Sterling by training and working side-by-side with newly hired full-time Analysts. Areas of focus include, but are not limited to, (i) evaluating and underwriting potential acquisitions for Sterling’s value-add and stabilized, grocery-anchored funds, (ii) performing due diligence on live transactions to uncover and quantify the risks associated with each investment and (iii) completing a unique Summer Intern project. Summer Interns will gain significant exposure to the underwriting of, and investment in various types of retail real estate assets (i.e. high street retail, grocery anchored shopping centers, power centers, mixed-use properties and more) located in major markets throughout the United States. Following a ± 2-week training program, Summer Interns will build a strong foundation in the basic skills of retail real estate including lease comprehension and financial analysis/valuation. Summer Interns receive continual on-the-job training throughout the program and benefit from working alongside experienced professionals on meaningful projects. Additionally, Summer Interns will have the opportunity to network with peers and senior members of the organization through formally and informally organized meetings and events. RESPONSIBILITIES: • Prepare financial models and cash flow forecasts with IRR and equity multiple sensitivities • Perform due diligence on awarded deals to ensure Sterling has an all-encompassing understanding of the asset and associated risks prior to closing on a transaction • Assist with the preparation of Investment Committee memoranda and other materials • Organize and maintain a pipeline of acquisition targets being evaluated by the firm • Develop an in-depth understanding of retail leases; analyze the same with regards to tenant control rights, expense reimbursements, percentage rent obligations, co-tenancy impacts, etc. • Complete Summer Intern project and present results to senior members of the Investments team REQUIREMENTS: • Junior undergraduate student with strong record of academic achievement and keen interest in commercial real estate • Candidate should be highly proficient in Microsoft Excel/Word • Candidate should be highly organized and analytical, have exceptional written and oral communication skills and should be able to take on multiple projects simultaneously in a fast-paced environment
