About the Opportunity

Join a high-performing team shaping real estate across British Columbia as a Property Manager. You’ll manage a portfolio of mixed use retail properties, acting as the primary liaison with tenants and ensuring operational excellence across financial, maintenance and tenant-focused activities. This role is ideal for someone who thrives on balancing strategic oversight with hands-on property management in a dynamic, people-centered environment.

 

You will contribute to the success of a publicly traded Real Estate Investment Trust that owns over 300 properties. Working closely with real estate, legal and finance professionals, your efforts will directly impact tenant satisfaction, portfolio performance and landlord branding, while helping the growth across Western Canada.

Your Responsibilities

  • You’ll oversee the financial performance of assigned properties, including annual budgets, monthly analyses, rent collection, and re-forecasting as needed.
  • You’ll oversee the financial performance and control activities of assigned properties, including the development of annual operating budgets, monthly budget analyses, re-forecasting, rent collection, approval of rent rolls, and providing recommendations for account write-offs.
  • You’ll manage tenant relationships, responding to day-to-day property management matters, billing inquiries, and monitoring service level requests to ensure compliance within lease terms.
  • You’ll develop and oversee preventative and corrective maintenance programs, supervise maintenance activities, and manage sub-contractor services including tender preparation, bid analysis, contract negotiation, and ongoing performance oversight.
  • You’ll ensure compliance with all provincial, federal, and municipal legislation, including employment standards, human rights, health and safety, environmental regulations, and related operational standards.
  • You’ll supervise administrative staff, setting goals and objectives, conducting performance evaluations, and communicating a clear operational vision across the portfolio.
  • You’ll collaborate closely with Leasing to drive tenant retention, support strong tenant relationships, and create and manage Temporary Licence Agreements.
  • You’ll prepare strategic property analyses incorporating financial indicators, market conditions, and long-term capital planning, while identifying opportunities to enhance revenue streams.
  • You’ll respond to after-hours emergency calls and provide leadership support during urgent building matters as required.

Skills and Qualifications

  • 5–7 years of property management experience, ideally in retail or multi-site environments
  • Professional designation such as CFM, CPM, FMA, RPA, CSM or ASM is preferred
  • Strong accounting, planning, and business management skills
  • Proven people management, mentoring, and coaching abilities
  • Experience with Yardi Property Management Software or similar ERP is considered an asset
  • Technical knowledge of building standards and operational requirements
  • Valid driver’s license with ability to travel across BC portfolio properties
