Salary: $104,325.00 CAD - $187,785.00 CAD
 

Reporting to the Assistant Vice President and Regional Director, the Senior Mortgage Officer is responsible for assisting the Montreal Mortgage team in growing a portfolio of high-quality commercial mortgage loans in Quebec by identifying and sourcing new opportunities in the market and by structuring, negotiating and underwriting new loan opportunities in accordance with Manulife’s investment guidelines, policies, and procedures. 

Position Responsibilities:

Origination & Underwriting

  • Source, review, and underwrite commercial mortgage loan opportunities, typically $10 million and above, for presentation to senior management and credit committees.

  • Perform in-depth analysis of property cash flows, market conditions, property valuation and borrower financials to recommend appropriate loan structures, terms, and covenants.

  • Lead the preparation of comprehensive credit submissions that clearly outline deal merits, risks, and mitigants.

  • Ensure transactions are completed efficiently while maintaining prudent risk management standards.

Deal Execution & Closing

  • Collaborate with centralized closing teams, legal counsel, and clients/brokers to ensure seamless transaction execution.

  • Negotiate loan documentation, terms, and conditions in line with approved structures.

  • Oversee completion of due diligence, including property condition assessments, environmental reports, and lease reviews.

Portfolio Management & Risk Oversight

  • Monitor an assigned portfolio to ensure ongoing compliance with loan agreements, proactively addressing borrower requests, covenant breaches, or emerging risks.

  • Conduct periodic loan reviews, property inspections, and market assessments to maintain portfolio quality.

  • Assist in the restructuring or workout of loans as needed.

Market & Relationship Development

  • Establish and maintain strong relationships with borrowers, mortgage brokers, real estate professionals, and other industry contacts to generate new business opportunities.

  • Stay current on commercial real estate market trends and competitive offerings.

  • Represent Manulife at industry events and professional associations.

Mentorship & Leadership

  • Provide guidance and review support for junior underwriters and analysts, ensuring adherence to underwriting best practices.

  • Share market insights and technical expertise to strengthen team capabilities.

Required Qualifications:

  • Minimum 7 years of progressive commercial mortgage underwriting experience, including large and complex deals.

  • Post-secondary education in Business, Finance, Real Estate, or a related field.

  • Bilingual (French & English) is required - The successful candidate will be required to communicate in English and French in order to support clients from various jurisdictions outside of Quebec.

Preferred Qualifications:

  • Professional designations such as CFA, AACI, EA or similar are strong assets.

  • Advanced financial analysis and cash flow modeling skills, with a strong mathematical aptitude.

  • Extensive knowledge of commercial real estate sectors (office, multi-family, retail, industrial) and current market trends.

  • Proven ability to structure deals that balance commercial objectives and prudent risk management.

  • Exceptional negotiation, interpersonal, and relationship management skills.

  • Ability to manage multiple high-priority transactions and deadlines with precision and accuracy.

Salary range is expected to be between

$104,325.00 CAD - $187,785.00 CAD
