Our established property management client is seeking a Building Operations Manager for a commercial complex in Ottawa. Reporting to the Assistant Property Manager, this role entails overseeing building services and technical maintenance for the complex, including managing resources to ensure excellent service to customers and staff, in line with lease requirements and company policies.

 

This is a full-time, permanent position that offers competitive compensation, paid benefits, 3-weeks vacation, and more.

Responsibilities:

  • Ensure proper operation, maintenance, and repair of facility systems (electrical, mechanical, fire protection, BAS, etc.) to maintain asset integrity
  • Adhere to corporate sustainability and environmental policies.
  • Lead and manage Building Operators and Technical Operations Coordinators
  • Conduct regular inspections of building systems
  • Manage preventive maintenance program (Angus) to optimize equipment life cycle
  • Implement daily service calls through Angus and assess team performance
  • Assist in Annual Budget preparation and monthly forecasting
  • Support Property Manager to enhance tenant satisfaction and maintain positive relations
  • Coordinate contractors on site, ensure Health and Safety compliance
  • Comply with procurement policy, monitor cost-effectiveness of purchases
  • Ensure compliance with Health and Safety policy, provide staff training
  • Maintain up-to-date SOPs for building operations
  • Oversee maintenance team performance efficiency and develop positive relations with clients, tenants, contractors, and colleagues
  • Measure team performance goals and provide appropriate training for improvement
  • Own the process of developing planned repairs plan, ensuring minimal disruption to occupants/clients.

Qualifications:
  • A minimum of 5 years’ experience in a similar management role within the commercial building sector.
  • Associate's degree in building science or related discipline.
  • Comprehensive understanding of all building systems functionality and operations.
  • BOMA SMA, SMT, or equivalent commercial building qualifications are considered an advantage.
  • High level of computer literacy required, particularly proficiency in Microsoft Office.
  • Working knowledge of CMMS and property management software is essential.
  • Additionally, strong leadership, communication, problem-solving, and interpersonal skills are necessary.
  • Capable of working independently with minimal supervision.
  • Must possess or be able to obtain Reliability level security clearance prior to starting the position.
  • Demonstrates strong financial business acumen.
